Phone Scrubbing for Loan Officers

Scrub mortgage leads
before you dial.

Aged internet leads, purchased lists and your own past-client file all go stale: numbers disconnect, change hands, or end up belonging to a serial TCPA litigator. NumberBroom checks every number before you call or text, at $0.20 a number with no subscription.

Why loan officers scrub their leads

Aged and purchased leads go stale

The older a mortgage lead, the more of its numbers are disconnected or no longer the borrower's. The full scrub removes disconnected numbers, landlines and VoIP and hands back a mobile-only file, so your time goes to numbers that can answer. Calling landlines by hand? Scrub litigators only and keep them.

Litigators fill out lead forms too

Some serial TCPA litigators submit their numbers on lead forms so they will be called. Statutory damages are $500 per violation, and a court may raise that to $1,500 when a violation is willful or knowing. Every scrub checks each number fresh against litigator data refreshed daily from federal and state court filings, and removes the matches.

Is it still the borrower's number?

Scrub + Grade grades each contact A to F and says whether the name on the lead belongs to the phone: yes, no, or blank where no name is on file. It needs a name column, which purchased and aged leads already have. A name match, not proof of consent.

Never call them again by mistake

When a past client or lead asks you to stop calling, add the number to your own do-not-call list in Settings. It is removed from every list you scrub while signed in, before anything is looked up, and you are not charged for it.

FAQ

Questions from loan officers

How do loan officers scrub mortgage leads before calling?
Upload the lead list as a CSV, TSV, Excel or PDF file, or paste the numbers. NumberBroom checks every number's line type, carrier and activity, removes known TCPA litigators, and on the full scrub removes landlines, VoIP and disconnected numbers so you get a mobile-only file back. It costs $0.20 a number with a $5 minimum and no subscription, and you can preview 20 rows free before you pay.
Do loan officers need to worry about TCPA litigators?
Yes. Anyone who calls or texts consumers can be sued under the TCPA, and statutory damages are $500 per violation, up to $1,500 if a court finds the violation willful or knowing. Some serial litigators submit their numbers on lead forms so they will be called, and mortgage leads are often sold and resold. NumberBroom checks every number against litigator data refreshed daily from federal and state court filings, covering plaintiffs and the attorneys involved. No litigator database can include a first-time filer, so a scrub reduces your exposure rather than removing it.
Does NumberBroom check the Do Not Call Registry?
Cold calls also require a National Do Not Call Registry scrub under your own SAN; NumberBroom runs that federal check free on lists of up to 1,000 numbers once you are signed in and have linked your SAN. It does not check state do-not-call lists. Separately, numbers you add to your own do-not-call list in Settings, such as past clients who asked you to stop calling, are removed from every list you scrub while signed in, and you are not charged for them.
Can I check whether a lead's number still belongs to the borrower?
Yes, with Scrub + Grade. Give it a name column and it grades each contact A to F and says whether the name on the lead belongs to the phone: yes, no, or blank where no name is on file. It costs $0.55 a row, and the scrub is included. It is a name match, not proof of consent to call.
Will the cleaned file work with my CRM or dialer?
Yes. You get your file back with every column you uploaded kept exactly as it was, plus line type, carrier, activity score and scrub status, so it imports into your CRM or dialer like the original. There is no integration to set up: a file in, a file out.
How often should loan officers scrub their lead lists?
Scrub each new batch of purchased or aged leads before you call it, and again before a campaign to a list you scrubbed a while ago: new TCPA suits are filed every day, so litigator data changes daily. Re-check against the Do Not Call Registry at least every 31 days. To run a list you already scrubbed again, use Scrub again in your dashboard; there is nothing to upload.
What does it cost?
$0.20 a number for the first 2,000 numbers in a list, with lower rates on larger lists, and a $5 minimum. A number that appears twice in a list is charged once. If a number cannot be checked, it is left out of your file and refunded to your card automatically when the job finishes, unless the $5 minimum already covered it. There is no subscription and nothing renews.
